In case of Rate Reset
As per the RBI notification dated Aug 18, 2023 on “Reset of Floating Interest Rate on Equated Monthly Instalments (EMI) based Personal Loans”, the following product features will be applicable to Home Loans (HL) at the time of reset of interest rate on account of change in underlying benchmark rate:Â
- In case of any increase in Rate of Interest (ROI) due to upward movement of applicable underlying benchmark rate for floating rate loans, the tenure of the loan will be increased keeping the EMI unchanged. However, such elongation of tenure will be subject to maximum of 60 months from the original sanctioned tenure and thereafter, EMI of the loan will be increased to absorb the impact of any ROI increase.
- In case of reset in rate of interest pursuant to change in underlying Benchmark Rate (BR), Bank will communicate to the Borrower, impact of change executed. After receipt of said communication the Borrower may request in writing to the Bank either for enhancement in EMI or elongation of tenor or a combination of both options.
- The age of the primary borrower at the time of maturity should not exceed 80 years on account of such elongation in tenure.
- In case of any decrease in ROI due to downward movement of applicable benchmark rate, the tenure of the loan will be reduced keeping the EMI same.

What Is Home Loan and how it works?
Home loan is the advances given by bank to borrower in order to buy a Residential house or to construct a home on Residential piece of Land.
Home loan is repayable with interest which a borrower can pay through EMI (Equated monthly instalment) to make your home easy and affordable.How to avail home loan?
Home loan can be applied in two means either online * or by visiting the nearest IndusInd Bank branch. Following the below process-
- Submit duly filled application form with all supporting documents to bank.
- Post submission of application bank will review the eligibility and sanction the loan.
- Once loan is sanctioned you need to submit the documents related to the property which you are buying.
- After all checks bank will disburse your loan and whole process will take minimum turnaround.
Tax Benefits on Home loan?
Below mention exemption are present on home loan as per Income Tax Act-
- The repayments (EMIs) towards the principal loan amount availed are eligible for a tax deduction up to Rs 1.5 lakh, under section 80C of the Income tax Act 1961. While Section 24(b) of the Income Tax Act 1961, provides for a deduction on the interest portion of home loan EMIs up to Rs. 2 lakh per annum. However, if the house purchased is a “let out property” i.e. is rented out. the deductions can apply for the entire interest payable.
- Additionally, first time home buyers may be eligible for further deductions under Section 80EE, upto Rs. 50,000/- per annum after they’ve exhausted the limit for interest per Section 24(b)
- For loan taken towards re-development, reconstruction or renovations of property, the amount eligible for tax deduction is set at Rs.30000 irrespective of it being used to stay or let out.
What are home loan eligibility parameters?
There are multiple factors which IndusInd Bank considers during eligibility calculation of home loan. Some of them are-

- Age of the primary applicant
- Number of dependents that the applicants support
- Assets and liabilities of the applicants
- Stability and continuity of the primary applicant’s occupation
